Emu Plains Property Trust

The Emu Plains Property Trust was established to acquire a sizeable property (49,710 sq.m) located 1.5 kms from the on / off ramp to the M4 Motorway in Sydney.

The trust delivered investors an IRR of 25.98% (target per IM 13.5%).

Units were issued for $1,000 and upon liquidation, had returned $2,424.06 per unit to investors.

Distribution yields are expressed as a percentage of the subscription price paid for each unit less any capital return.

1. The Emu Plains Property Trust acquired a second property, on 31 January 2019 and changed its name to the Steelmakers’ Property Trust. Additional units with equal right and entitlements in the Trust were issued at a price of $1,570 per unit to partially fund this purchase.

2. The Actual Income Distribution Yield is the Actual Income Distributions divided by the Average Capital Invested during the year. The Emu Plains Property Trust acquired the property on 14 March 2014, the Actual and Forecast Income Distribution Yields for the financial year ending 30 June 2014 and 30 June 2019 are annualised.

3. The Forecast Income Distribution Yield are as forecast in the Information Memorandum dated 18 December 2013.
